FOR PURPOSES OF THIS DOCUMENT THE TERMS “OWNER” AND “LESSOR” REFERS TO HUNTER’S RIDGE INVESTMENTS LLC – OPERATING AS HUNTER’S RIDGE CABINS. THE TERMS “RENTER” AND “LESSEE” REFER TO THE PARTY TO WHICH THE CABIN HAS BEEN RENTED. THE TERMS “RENTAL AGREEMENT”, “AGREEMENT” AND “RESERVATION” REFER TO THE PERIOD OF TIME THE CABIN IS RENTED TO THE LESSEE. THE TERM “CABIN” REFERS TO A PARTICULAR DWELLING RENTED BY THE LESSEE AND THE TERM “PREMISES” REFERS TO THE ENTIRE DEVELOPMENT NAMED
Hunter’s Ridge Cabins
IMPORTANT NOTICE: PRIOR TO CONFIRMING YOUR RESERVATION, YOU WILL BE ASKED TO ACKNOWLEDGE YOU HAVE READ AND CLEARLY UNDERSTAND THIS DOCUMENT. PLEASE READ IT CAREFULLY TO AVOID ANY MISUNDERSTANDINGS. NO VERBAL AGREEMENTS WILL BE RECOGNIZED NOR ENFORCABLE AND WILL NOT FORM PART OF THE RENTAL AGREEMENT. THE LESSEE WILL MAKE THESE KNOWN TO ALL OTHERS.
Hunter’s Ridge Cabins has established policies and procedures that will make your stay a memorable experience. Renters and guests shall adhere to the rules, regulations, and guidelines noted below in order to insure you and your family a safe and pleasant experience. Hunter’s Ridge Cabins reserves the right to deny admittance or require renters or guests to vacate when polices are violated.
Arrival Day/Time – Check-In time is after 3:00 PM. No early check-in please.
Pets – Pets are allowed at Hunter’s Ridge Cabins. All dogs must be kept on a leash and must be with their owner at all times when outdoors. A non-refundable pet deposit of $50 per stay, per pet is required. Pets are not allowed on furniture or beds. Pet owners will be responsible for paying for any damage caused by their pet or an additional cleaning fee may be charged if the cabin is left excessively dirty because of the pets. Please pick up after them when you walk them outside.
Maximum Occupancy – All cabins have a maximum number of occupants allowed. This will be strictly enforced and those violating this restriction will be required to vacate. Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250.
Age Restrictions – All reservations must be made by a person having obtained the age 25 years and the renter will be an occupant during the stay at Hunter’s Ridge Cabins. At no time will there be anyone under the age of 25 years left alone on the premises.
Parking – For all cabins, limit 3 vehicles per cabin. Park on driveways ONLY. DO NOT park any type of vehicle on grass/dirt.
Smoking – Smoking is NOT permitted INSIDE any rental. Butts should be disposed of properly. If any sign of smoking is discovered, the guest authorizes the owner to charge the guest a minimum $300 cleaning fee.
Housekeeping/Trash – All guests are responsible for picking up their own trash and placing it in the dumpster provided on location. Please do not leave any food items/garbage outside cabins as it will attract unwanted critters. Prior to your arrival, your cabin will be cleaned, fresh linens and towels will be provided adequate to meet reasonable and expected usage appropriate to the size of the cabin and its occupancy rating. There may also be start-up sundries (Paper towels, toilet paper, dish soap, liquid hand soap, trash bags and so on) provided. The Renter is responsible for any requirements over and above what is provided by the Owner. Please note these sundries are being provided strictly as a courtesy by the Owner and the Owner is not obligated to provide any sundry items during the time period covered by this Rental Agreement.
Fires and Fireworks– Small fires may be built in the designated fire ring and outdoor fireplaces. Fires must not be left unattended and must be extinguished before going inside or leaving the area. Burn bans are often in place and must be obeyed or fines determined by Uvalde County will be assessed. Do not have an outdoor fire other than in the barbecue pit if it is very windy. At no time will Renters or their guests ignite or explode fireworks within the Premises.
Check out procedures – Check out is at 10:00 AM sharp. Each property will be cleaned and inspected after your departure. There will be a $50 per hour charge for any hour or part thereof for any Renter who does not vacate the Premises on or before 10:00 AM on the departure day. There will be no refunds for early check-out.
Prior to checking out, cabin guests should:
- remove all food from refrigerators
- dishes must be washed and put away clean
- do not leave dishes in dishwasher
- empty all trash and place in the dumpster
- sweep the cabin
Upon inspection of the cabins after departure, Hunter’s Ridge Cabins reserves the right to charge for additional services required to return the property to the state it was prior to your arrival. Excess garbage, broken fixtures or furniture, missing amenities and damage to property resulting from gross negligence are examples of reasons for additional charges.

Quiet Time, Loud Parties and Inappropriate Behavior – Hunter’s Ridge Cabins are family oriented. Therefore, the Owner strictly enforces quiet hours from 11:00 p.m. until 8:00 a.m. Please respect other Renters’ right to privacy and peaceful enjoyment. Offensive language or behavior, use of illegal drugs, public intoxication, underage drinking and loud music or noise will not be tolerated. If the Owner is forced to remove the Renter and/or their guests from the property for any of the aforementioned activities, the Rental Agreement is terminated at the time the Renter and their guests vacate the premises and no refund of rent and to bill the guest a minimum service fee of $250.
Risk and Liability – The Owner is not responsible for any accident, injury or illness that occurs while the Renter and/or their guests are on the Premises. The Owner is not responsible for the loss of personal belongings or valuables of the Renter or their guests. By accepting this Reservation, the Renter agrees to rent the Cabins and use the Premises for its intended purpose. The Renter agrees to be liable to the Owner for any damages (normal wear and tear and damage by the elements excluded) caused by the Renter or their guests. The Renter agrees to reimburse the Owner for any charges to repair or replace damaged items. These charges may include but are not limited to attorney’s fees, court costs and other expenses that may be incurred by the Owner in enforcing this Agreement under Texas law.
Cancellation / Refund Policy
Peak season starts Memorial Day weekend and goes through Labor Day weekend and the week of Spring Break. Only 3 days will be available for check-in and check-out. A 3-night minimum is required.
There is no minimum night requirement during the off-peak season. If you book 2 nights or less, you will be responsible for a $50 cleaning fee.
For Cancellations made after 12 noon, 3 days prior to check-in date, One night’s room rate is charged to the credit card
For No shows, One night’s room rate is charged to the credit card.
Weather or river conditions cannot be controlled and refunds will not be offered.
